Run a rep agency in the US or Canada and marketing only happens "when there's time"?

I'll do a free teardown of your site and line card the way a principal or engineer sees it. Short fix list plus a starter battle card for one line.

@RealtorSivage as a rental a freehold town is way less hassle than a condo town with a board and fees. stacked towns are their own thing

[Greg Blackett @GregBlackett]

@theidiotocracy the small units lease fine to singles honestly. the gap is theres nothing for a family of 4 between a 1+den and a $1.5m semi

JUST IN: UK police arrest 15 y/o boy, seize his devices, & collect his DNA after he posted photo of a local politician edited to look like a rabbit.

@GreenwinTALKS $1,898 with heat and water in midtown. net of the free month and the $1k its more like $1,650 a month over the first year

[Greg Blackett @GregBlackett]

@bildgta 5,000 sitting unsold. how many of those quietly end up as rentals instead because the builder or the buyer cant close

[Greg Blackett @GregBlackett]

@elibroftw yeah the average gets dragged down by new towers throwing free months around. older walkups near me barely moved. id love to see it split by building age

[Greg Blackett @GregBlackett]

@AdamBatstone bigger stuff is a different animal. a lot of those are on cmhc insured 10 yr terms so theyre more sheltered than the duplex guy on a 5. the ones sweating are on bridge or construction loans

This is disturbing footage captured on a church’s livestream in Nigeria.

In the middle of a sermon, islamists burst into the church and began to open fire. You hear the gunshots. You can see the mass panic in the congregation.

Then you see the terrorists storming into the church and begin looting it and taking all the belongings the congregation left behind. More gunfire. More carnage.

This is a daily occurrence in Nigeria and many other parts of Africa. It’s time to end this madness.

[Greg Blackett @GregBlackett]

@AdamBatstone seems like it. a heloc is the easy button for a furnace or a roof, fine until prime moves, then the repair keeps costing you every month

[Greg Blackett @GregBlackett]

pricing an $800k toronto condo as a rental? land transfer tax alone is about $25k. ontario's cut is $12,475 and toronto's MLTT is the same again. thats roughly 10 months of rent if it leases at $2,500, which is my guess not a stat. does that go in your cap rate math or no

[Greg Blackett @GregBlackett]

osfi doesnt expect lenders to stress test an uninsured straight switch at renewal. so a rental mortgage can move banks without requalifying if the balance and amortization dont go up. top it up and its your rate +2% or 5.25%, whichever's higher. anyone shopped theirs

[Greg Blackett @GregBlackett]

@CreativeHsg 500 rentals a short walk from lines 1 and 2. that spot leases itself, the real question is what a 1 bed goes for

[Greg Blackett @GregBlackett]

@rsekhonmtgxpert didnt know some lenders hold for 120 days. thats worth it for anyone with a rental renewing this winter

[Greg Blackett @GregBlackett]

@FairRent_On small landlord in toronto here. a lot of slow responses ive seen are a text that got buried, not someone dodging. if a repair sits more than a few days put it in writing, landlords have to keep units in good repair under the RTA

[Greg Blackett @GregBlackett]

@CMPmagazine starts drop now and the pain shows up 3 or 4 years out when nothing completes. renters feel that way before buyers do

[Greg Blackett @GregBlackett]

@LazarethAlpha third cut in a row. at some point the forecast is just catching up to what agents already see on the ground

[Greg Blackett @GregBlackett]

@CdnMortgageNews @CMHC_ca nearly a million is a lot. plenty of those are older rentals where the rent is way under market, so the owner has the least cash to fix the exact units that are cheapest to live in

[Greg Blackett @GregBlackett]

@Smirkley 658 sq ft is the bit that gets me. thats a one bed plus a den you cant fit a desk in. leases fine to one person but families just skip it

[Greg Blackett @GregBlackett]

@niptoronto thanks. 15 days is tight, easy to miss if youre not watching for it
