@stableshaman Victoria (called the Emergency Services and Volunteers Fund). A slowly-increasing LVT on the capital value to ""fund emergency services"" and free up those funds that used to come from general tax revenue.
ESVF taxes investors higher than owner-occupiers too.
@bowtiedstocks Victoria taxes market value of PPORs via the ESVF (albeit at a low rate). If you had every state do this, combined with maintaining the CGT exemption, it would discourage upsizing for tax reasons, while not punishing downsizing (beyond stamp duty).
@TMFScottP Because of how CGT is taxed, Owner Occupiers are incentivised to not rent out empty rooms. The average OO house has fewer occupants than a rental, even adjusting for the number of rooms. So every rental selling to an OO does marginally reduce supply. Could be fixed but isn't.
@BenPhillips_ANU Victoria has conclusively proven that higher land taxes are not passed through to rents, but instead mechanically reduce asset prices.

If Council wants change they should pressure the NSW Government, who could simply tax Airbnbs and use the money to build public housing like Victoria does. They could just copy + paste the Vict legislation.
@dodgingalpha I'm one of them, it tanks 3% every single day. Surely at some price they give up on the capital recycling plan and just offer themselves to bigger players for parts? The MCAP is only $2.3b. Just sell the Aus assets to Stockland/the HAFF and wind up the rest at this point.

Seen a lot of posts on the 5% scheme but none on the fact that single parents only put 2% down.
