@CREgir1 By accepting any amount each month from the tenant you are in essence saying that this is an acceptable rent amount for the unit. You have to file the paperwork mentioned by others as well as cut off any payments coming from the tenants.

@ChrisRamsey60 Any chance someone could say you are discriminating by only renting to nurses? Don’t know if anything yet regarding employment discrimination, but curious. May not apply to the STR space, but anymore you never know.

@Kyle_Wade2 Going to need to hire a full time housekeeper for $75k/yr, a pool company at $50k/year, landscaping for $75k/yr. Need property security at $100k/yr. Also going to need a cook since they no longer can do that either. All guesses on these costs, but with lifestyle increase….

@PowellChee Good thought. Have you compared a property with the name change to one where it was kept the same. Can you quantify the difference when looking at the new NOI? Are you using the same name for all your properties (I.e. branding)?

@HealthcareREguy One of my mentors had his agents track how many questions of proposition (yes/no questions) that they asked per day. If I remember correctly, they could not leave the office until they had asked 75 per day (or something similar to that). Forces them to think about questions.

@cap_zay 4:30am most days. Occasionally sleep until 5. Love to get to the gym by 5 and back home by 6 to read, meditate, pray and have my coffee. Love the morning quiet. Usually in bed by 10, but feel better when in bed by 9:30pm

@ChrisRamsey60 Luxury used car prices are usually not great. He may have gotten a really good deal on the car or something as well. Although I don’t think it is the best choice to drive to a job site, I think it is great to see when people do well in their business.

@wbridgefa @shawngorham You would just keep making payments on time and when the envelopes come back from the post office, you just keep all of the returned letters as proof of your commitment to pay.
