You get to keep NG on a grandfathered basis (and for new builds) but the next buyer(investor) can’t so you have a buyer air pocket to deliver the CG (the main game)
@tim_richardson@cmkusher Grandfathering (or is it parenting…) is not the positive it’s sold as. Investors retain it but the next buyer doesn’t. The whole thesis is sale for a profit. Neg hearing helps with holding costs but the money shot is the CG. Both measures plus rates will pushes prices down.
