Sweden (1990) and the US (2007) briefly touched ~2.1, then fell back. Hungary spent ~5% of GDP, got 1.23→1.61, and is now ~1.3.

@asxpeasant Agree 100%. it's offensive to have to move out of your family home once you are retired because you can't afford a land tax. You worked hard for your home, you should be able to keep it.

@asxpeasant High immigration results in high rental demand, not high property prices. Credit expansion cycle is what makes property increase in price.. we are now in the property counter cycle and it will take years for things to settle. By then immigration will have dropped and AI arrived.
