@realEstateTrent Overall, I concur with the scenario & economics that you’ve outlined. The kicker is that ALOT of Retail GLA is subject to Base Rents in the $10, $15 or maybe $20/SF NNN vs your Market Rate of $54/SF - Hence, magnifying the negative outcome to the Listing Broker by up to 5X!
