For what it’s worth, I don’t believe the reaction is unique to your family. We launched a public real estate fund in 2023 after seeing the tremendous disconnect between NAV and market prices. So many of our existing private real estate investors passed noting that they “had enough stock market exposure” or “didn’t need another stock picker.”
The public fund outperformed virtually of all of our private investments.

@seandsweeney Beauty and wellness is a complementary use category that works well with coffee under MF. Think pilates or yoga studios, apothecaries or skincare/nails/hair. They benefit from resident demand and in turn serve as an amenity to the resi.
@3NDeveloper Hard to be super bullish on Whitesville, West Virginia from afar. Other issue on that one is that the LL has to pay for HVAC, parking, roof, and structure. On a bite sized deal like that one, you can lose a year plus of income with one T issue.

That’s what you call fraud and is highly uncommon amongst reputable firms.
There is a legendary story from about 15 years ago involving a similar situation. A Dubai national purchased a marquee property in Houston and secretly marked up the basis by many millions of dollars to his LP, an Omani sovereign fund. When the LP found out about the ruse, they sent some big dudes to Texas to nab the GP. He is now sitting in a UAE jail cell.
