Title insurance โ what it actually covers and why it matters:
Owner's title policy protects you if someone later claims an interest in the property you didn't know about at closing.
Examples of what it covers:
โ Liens that weren't discovered in the title search
โ Forged deeds in the chain of title
โ Errors in public records
โ Unknown heirs who claim ownership
One-time premium at closing. Covers you for as long as you own the asset.
On a $600k building, the owner's policy is usually $1,500โ$2,500.
