@follard How would it work if the investor has the land lot(s) and wanted the construction company to partner and build. What would that split look like. How do you incentivize the profit share?

@realEstateTrent I was doing some due diligence of a property I was interested in this winter. Place had lots of appliances all over it. Found the drum and didn’t know anything about it. Needless to say the property was quickly off the list after some research.

Learn the system and practice, but be prepared to be frustrated. It is nice there but it is not what it used to be. Buy your own equipment cheap and bring.

@chamath Chamath, how do we help all levels of child educational needs. Charter schools can discriminate who they take. The public schools end up with most all the special need children and then take all the heat on performance when charters tour how good they are with cherry picked kids.

@bethanyjbabcock I did the same this year with a piece of raw land. The land values of other lots around me were appraised as equal to mine. Mine was significantly inferior. I used data and presented my case. I got the valuation reduced by 40%. The comps, the data and approach are important!

@landlawyerbrian I bought a property that was 90% wetlands to access a much greater property with high potential. Made the second property legally accessible but also got a fill permit to make a viable road through the wetlands. Both property values increased because I learned “how” to deal with.

@landlawyerbrian A generalization of “don’t buy wetlands” is disingenuous, IMO. I’m no expert but I have a little experience w/ wetland properties. I have received my own fill permits from the ACOE. Just like anything you need to learn the value of what else is included +/- and how to proceed.

@HarisRad88 If and when they need mega capital to develop. $COP was looking for a partner to sell part of willow to to defray some liability. They have their own hurdles getting willow off the ground.

@HarisRad88 $XOM is way east, not impossible, but not likely- partial owner in Prudhoe unit and TAPS. $CVX is only partial owner in some fields-Prudhoe and TAPS. Only other real likely large operator is private- Hilcorp- Bought out $BP assets.
