In our chapter, we will review our understanding of the
fundamental properties of disks including the relevant observational techniques, molecular probes of physical processes, modelling methods, and the respective caveats.

Improvements in data quality and sample size have possibly opened more questions than have been answered. How accurately we know the dust and gas mass budget of disks? How is the mass spatially distributed and to which extent? How thick and layered are disks?
