@ausstockchick Why should someone who makes 190k from selling shares (possibly inherited), pay less tax than someone earning a 190k wage? Why should I receive a tax benefit for owning a loss generating asset?
Without fixing the comparative advantage of equities, we will remain unproductive.
@NoelWhittaker I imagine it's because it's a shared gain/loss scheme with the govt, and when you don't treat your home as an investment, but a place to live, the value of your house doesn't matter.
@Potstirrer111@MarkoMatvikov It will probably end up in the middle, because rents can't increase infinitely. But I expected that some investors will vacate the market from this point onwards, resulting in more FHB's getting a foothold, and more existing properties being sold for PPOR
@Potstirrer111@MarkoMatvikov Whilst there is an element of supply and demand. People always seem to miss a key part of the market is speculation. Because of the changes, the ROI needed on an IP now has increased somewhere between 1-2% yield. Of which rent will need to increase or price will need to fall.
@cjoye@DFA_Analyst Hold on, can someone confirm the maths for me? If indexed to inflation (assuming 3%), over 10 years it would be a 30% tax discount so a comparative 20% increase in the tax payable under cgt? Or have I got this wrong?

@john_macgowan This is as nearly as low effort as Barnaby texting the results of his drought envoy trip. You could whip this up in chatgpt in 10 minutes and it took him 6 months and a few trips to the states to play Homer Simpson, Mr nuclear safety inspector
