@Gordon_CRE Makes no sense to have broker repay. I will always push for this concept if we ever grant Tenant termination right, but Tenant is the one who pays unamortized broker commission upon exercising.
@CREAnonymous Shocking. Maybe if I got a GMP from the GC and unusual short term from Tenant that allows mark to market. Maybe rent growth from 2021 saves them?
@SpencrGreenberg Here's one for 140+ (visuospatial) and 145+ (numerical). I have yet to see anybody else outside of ultra-high IQ hobbyists solve either one.
#^/, 17; =#^, 18; %#%, 84; #%/, ?
@REPEgoodguy@BraxBarker Would you? If debts cheap, higher LTV means more financing costs but still better LIRR; not sure it’d dictate my decision to buy w/leverage.
@aspiringpeasant It is not out of compliment that lovers keep on telling one another how beautiful they are; the delight is incomplete till it is expressed."
I appreciate you sharing your story and find hope in the presence of people like you in the world. Keep it up.
@aspiringpeasant Hi Dave - I read your entry a few weeks back and C.S. Lewis' quote immediately came to mind. He says, "I think we delight to praise what we enjoy because the praise not merely expresses but completes the enjoyment; it is its appointed consummation.
@HOU_INDUSTRIAL If only one acre though, assuming a fence, I’d do 3 deep, 6 deep, 3 deep with 80 lanes in between; 280’ x 155’ with side perimeter room. You’d get 140.
@HOU_INDUSTRIAL At 4 high I think you could max out around 150 maybe. Assume 150’ x 290’ and two truck lanes at 70’ each. Five deep, lane, 2 deep, lane, 5 deep. Empties could go 5 high, loaded 3.
@SimpleCRE I work on the tenant side; we always ask. But one value for the LL could be the notice period. If option is unexercised, they’ll know to market the space way ahead of time.
@rohindhar@kylecordes It’s not rated for routing it behind the wall - has both fiber and power - but I just ran ours through rated conduit. Samsung should provide it (frame visual is destroyed with a visible cord) but it’s easy w/o. Hardest part is the low profile mount. Measure 5 times cut once.
