Yesterday our TG had a AMA with @sebyrubino from @resilabsai, what an eye opening conversation. @sebyrubino is smart, articulate and full of surprises, here is our conversation with him. @resilabsai isn’t just another “RWA subnet”. The way Seby explained it, they want to be the brain and the plumbing for onchain real estate. Today every tokenization platform builds its own contracts from scratch, pays for its own audits, and then adds first-party pricing with no real check on the property itself. That’s how you end up with scams, blow-ups and zero trust. @resilabsai wants to sit underneath all of that: shared, audited contracts plus a serious pricing and verification layer that everyone else can plug into. One thing he didn’t really hammer during the call is how deep the team’s real estate experience actually is. They’re not just crypto guys chasing a theme. They’ve been in the property niche for years and are already working with @const_reborn , btlabs and rhef to make the whole IM stack secure and product ready. That background matters when you’re trying to convince serious property people to move anything onchain. The core of v3 is a model competition. Validators test models on 100–1000 properties and see how close they get to real sale prices. Miners build those models, publish them on Hugging Face, and give @resilabsai an exclusive license to actually use the good ones. So the training is open, but you can’t just fork the work and run off with it. Validators will eventually host these models and serve an average price through RESI’s API, which puts them in the same design space as state-of-the-art oracles like @chainlink , just focused on property. If they can get to something like sub 5% error, you suddenly have two worlds: onchain protocols using RESI to sanity-check listings before tokenization, and offchain iBuyers / funds using it to buy houses in bulk with more confidence. They’re also lining up real-world pieces, not just telling a story. They’re finishing the incentive mechanism now and starting audits with Halborn and Sherlock. In Q1 they expect actual revenue through a partnership with Commertize, who have over $500M of US property to list and sell. RESI takes 0.2% of those sales if they run through their stack. On top of that, the plan is an Arbitrum Orbit side chain where gas and LP tokens are RESI alpha, basically a “real estate chain” with proper contracts and APIs ready for any proptech team that wants to build. Funding wise, they’re aiming to raise another $2M at a $20M valuation in Q1, with the money going into development and buying alpha. Longer term the claim is aggressive: if property tokenization ever reaches $16T by 2030 and RESI can capture even a quarter of that as value secured, that’s $4T running over their rails and around $8B in revenue at 0.2% on sales. Big numbers, obviously, but after this AMA it at least feels like there’s a real plan behind them, not just another “RWA” headline. On a personal note, I find @sebyrubino very charming, very smart and uber ambitious. The scope of what he’s trying to do is honestly incredible. I do think he has a real shot at pulling it off because of his passion and drive, so I’m going to pay very close attention to his subnet. Project Rubicon is becoming a powerful way to unite all Bittensor subnets and use their combined reach, talent, and influence when approaching CEXs, market makers, or DeFi protocols for listings and integrations. 🤝 Bittensor entering EVM will be far more successful if it moves as a collective. Liquidity already lives there, and a united “legion” of subnets can make a much bigger impact than teams trying to break through one at a time. Rubicon can represent the shared strength of the entire subnet ecosystem and attract more liquidity and capital formation than any individual subnet could alone. It’s similar to how major sports leagues negotiate collectively, generating far greater commercial value than teams acting independently. Bittensor already has SOTA tech, world-class teams, and incredible narratives, but the network is still technical and unfamiliar to most of crypto.
