2) expand the residential code to 1-4 family structures
3) legalize accessory dwelling state wide.

In 2020, #NCLeg proposed a reform called #SB349 that would have re-legalized #ADUs across #NorthCarolina.
If it had passed, tens of thousands of citizen-built affordable homes would be in construction or planning RIGHT NOW.

With 4 units of housing on a 5,362sf lot, this Cambridge multi-family is a great example of the missing middle housing our region desperately needs.
At a density of 33 units per acre, it's double the minimum density of 15 units per acre required by the MBTA Communities bill.

@citybeautiful21 Incidentally, #SB349 fixed the Triplex Problem, directing cities to regulate 1-4 family buildings in the RESIDENTIAL code.
To my knowledge, it‘d have made NC the first state in the country to do so. The legislation failed so the status quo remains: no one builds triplexes /quads.

In NC, #SB349 was a bi-partisan #YIMBY bill, but Chapel Hill homeowners (the Panzer division of NC’s NIMBY army) got democratic leaders to pull support.
The statewide APA org also fought it.
Here, Urban NIMBYism is exclusively a Dem creation.
@philritz1 Ambitious bill. It mirrors NC’s #SB349, which was killed off by our Municipal League and Planner orgs, both of whom saw the restoration of property rights as a threat to their hegemony.
