The developers and cladding producers may have built the buildings, but freeholders undoubtedly contributed to the #BuildingSafetyCrisis
Freeholders' and managing agents' knee-jerk reaction exacerbated the issue by adopting a zero-risk approach at leaseholders' expense.
It was RFA member Consensus Business Group (owned by the Tchenguiz Family Trust) who, weeks after the Grenfell Tower fire, rushed off to the FTT to dump costs at Cityscape in Croydon on leaseholders.
That, and the government's bunged response, is what triggered the cost crisis.
It is "professional" freeholders who created demand for doubling ground rents and leasehold houses.
It is "professional" freeholders who gobbled up the freeholds to shoddily built flats to grub ground rents and secret commissions, asking few questions about build quality.
They didn't need to ask questions: they knew they wouldn't have to pay the bill.
And it is these same freeholders and managing agents delaying Building Safety Fund grant funding for years by seeking to re-negotiate the funding agreements to protect their commercial interests.
The leasehold system has proven an intractable barrier to fixing cladding-affected buildings.
We are collectively mad if we expect the same conflict-ridden, greedy, incompetent "professional" freeholders to to produce net-zero buildings.
4/4 The people best placed to manage their buildings are the people who live in them and pick up all of the costs of running them.
Not the yield-obsessed moral midget accountants who run the RFA.
Residents should control their own buildings, as they do everywhere else on Earth.
