What happens to the NYC housing system after you distort the math?
1) Random people who got lucky end up benefiting at the expense of everyone else.
Rent stabilization is not means tested. There's no upper income limit. You can make $250,000 and live in a rent-stabilized home. Plenty do.
30 percent of rent-stabilized tenants earn six figures.
2) The risk of developing new housing increases. This means lenders are less willing to lend. Investors are less willing to invest. Capital flows to other states, where the risk-adjusted returns are better.
3) The lowest income tenants are likely to live in declining conditions because maintenance is the first to get cut.
4) Tenants get locked in place because a valuable, stabilized unit is too attractive to give up. This means that when the family size grows or shrinks, they can't adjust their housing accordingly.
5) Market rate rents increase -- which means the city becomes even more expensive.
This means the political pressure to rent-stabilize even more units increases, until you have an increasingly smaller and smaller pool of market-rate tenants who are subsidizing everyone else.
And remember, because there's no means testing, plenty of low-income people pay market rate, while many high-income people are rent stabilized.
6) Newcomers get locked out because they don't have the connections to score a rent-stabilized place, and they can't shell out for market rate.
Fewer young people can move to the city to try to start their career.
The wealthy kids with family support will still come here. The low-income kids will lack that mobility, because of this market distortion.
7) Politicians keep themselves in power by giving away other people's money for "free."
The result is declining conditions and an increasingly expensive city.

Today, a man ran through Golders Green, a Jewish neighborhood in London, stabbing Jews outside a synagogue in broad daylight.
The UK PM called it "utterly appalling."
Here's what's actually appalling:
For two years, Western streets have hosted marches calling for the elimination of Israel. Universities have celebrated it. Politicians have legitimized it. The media has normalized it.
You don't get to spend two years mainstreaming the idea that Jews and their state have no right to exist and then act shocked when someone takes the message literally.
Words have consequences. "From the river to the sea" isn't poetry. "Globalize the intifada" isn't a metaphor.
When you spend years telling the world that Jewish presence in the Middle East or in Golders Green is a problem to be solved, don't be surprised when someone shows up with a knife to solve it.
The ideology and the blade are the same weapon. One just has a longer handle.

People forget: By killing Hitler, the allies only radicalized the Nazi party. Also, it created 1,000 new Hitlers. This is obvious. We need to think more strategically about the unintended consequences of killing genocidal tyrants.
