@SeanMombo I think east of Van Ness, North Beach is a very pretty neighborhood with a lot of active store fronts.
Plenty of pretty neighborhoods west of it, but as you get closer to the ocean it's a lot more low density residential. Not enough to support lively storefronts.
@henryblachman I think this can be easily explained by the fact that Americans have far more access to personal credit than their counterparts. Not saying it's better (indebtedness) but it's misleading, since it disregards the larger personal pool of capital the average American has access to.

@devahaz What never made sense to me was this being sold as a "revitalization project". Upper Fillmore is already a trendy shopping/restaurant district, so I'm not sure what he's trying to "save". If anything, Fillmore south of Geary is the area that's been hurting for foot traffic.
