@vrexec Your appreciation rate is pretty low. Gains on the sale up to $250K for individuals and $500K for couples are completely untaxed, unlike any other investment you can put the money into. Finally, rental rates on homes of that caliber are quite high. But an interesting exercise.

@UziCryptoo Administering a mortgage is not a small thing. Conducting a foreclosure is a huge hassle if they don't pay. Your "investment" is highly illiquid and tied up for up to 30 years. Put the money in an income-producing ETF that earns as much or more, and you can get it any time.
