@samuelthompson@webflow I have lived this same exact issue! They didn’t even have a good sales pitch to justify the increase in price as it’s not significantly differentiated from the public plans (besides the CMS limit). I’d gladly pay $500 a month for a larger CMS.
@JFulfordtheIII My listing is nearly 100% occupied so I was surprised to get the call. Said they had 3 suggestions:
1. Lower cleaning fee
2. Lower rates
3. Unblock dates that are blocked from other cal (VRBO)
I was baffled and they said they’d follow up in 1 month.
@rohindhar Take a look at IMPAC rate sheet to get an idea of the rate and what moves it +/-. You can't work directly with them (wholesaler to mtg brokers), but it gives you a good idea if the broker is trying to markup the rate for these non-QM products.

@BeachJustice3@rohindhar I've also heard that Host ends up brokering it via Visio frequently. Can't confirm but their rates have come back higher for me and not sure why I'd go through them to get the same service I got through Visio.
@BeachJustice3@rohindhar I recently went through the process with them and there is a lot of room for improvement. In the end it got done, but some weird last min requests and poor communication. I'd do it again now that I know but actively looking for other options.
@cmroberson06 Different parts of the market. Most LTL carriers only want up to a certain linear ft or ~6 plts. Most of those carriers also offer VLTL (v=volume) which is basically the same as PTL. PTL implies a semi-dedicated truck and not touching a terminal vs VLTL.
@cmroberson06@jmanooch Most large shippers book it properly from the beginning. If it's booked with an apt most dispatchers will look up the address on Google Maps to see the type of equipment. Most rebills for resi are charged because the driver notes it on the POD/BOL.
