@CREdebtlawyer@BeardyBrandon took on floating-rate unhedged debt in ZIRP then admitted he didn’t know what a rate cap was.
@grok would’ve flagged the exposure, modeled the scenarios, and pushed the cap before closing.
@realEstateTrent Went through this in WI. Really depends on the state. WI DNR didn’t require cleanup as asphalt had already sealed it off. He said, “the chemicals in the asphalt are worse than PCE (dry cleaner chemical)”.
@Tennee989999@Schornack@blueprintsmb22 Saw a 12,000 sf new construction FSED with STNL credit health system tenant self-managing with $115 NNN rents built to a low 7 yield…
@DonMiami3@shawngorham 5 friends/couples in different circles have announced they're moving out of TX over the last 48 months. 3 moved to DFW, 2 to Houston for work around COVID. Very high property taxes, traffic, unbearable summers, ugly scenery, etc all reasons for exit. Not job loss.
@kaylanknit So did you get the deal?
If so, the listing broker is breaching his fiduciary duty to the seller by pushing a below-market offer (w/ 8+ others) just because you post on X.
@PEoperator@lhamtil Grew up in OK.
Rumor was the reason there were no QTs in OKC metro until 2024 is bc of an old handshake deal with Chester & the 7-11 OKC franchise owner.
@EllliotttB Closed a deal w/ state pension JV of ours this week and thought, “hmm this dollar left a cops pocket → pension → intermed. A → intermed. B → me and will return to him via same route with a 350 bps delta gross to net with all the hands in the cookie jar.” We must do better.
@BeardyBrandon@VadimYuryev You could’ve taken fixed rate debt but got greedy and instead bet on derivatives. IRR is a f(x) of time (and your metric for promote), thus driving you towards haste not stability in your cap stack.
@nicbstme Layering in voice is a game changer too. People will call you lazy but they don’t understand Excel & PPT will be completely headless in 2 years.
@edwardlando They're missing last-mile intelligence, though, and it's noticeable.
That intelligence is gated behind institutional access and pay-to-play barriers. Opus acts like a preschooler when I have it do gated intelligence work that I know it had very limited avenues to train on.
