@PHfloor I think its easy to say down from here.. but will the increase in affordability/sales be price driven or rate driven? as NBC so eloquently describes..
@PHfloor Similar to 2025 when it looked like the market was improving from a listings perspective.. given the direction of rates and the economy I'm not so sure this is the turn of the market just yet.

Toronto is tough due to the condo vs non-condo split. Many condos are not being listed or shifting to rental which is improving inventory. non-condo is also improving but listings really are high..
@PHfloor I dont think many would describe it as a "dislocation in the labor market" to that point I dont think many will ever forget this period of Canadian history.
@danielfoch@SteveSaretsky Discount to market, I mean the market is decling 5-6% per year they should be buying 5-6% less than market price at a minimum for a bulk deal.
@danielfoch@SteveSaretsky They can just increase the vacancy tax or property tax on the units. We all know this won't be bought at a discount relative to market. We'll see when title transfers
@PHfloor@DrCameronMurray Outside core its like 2-3x less than comparable distances to cities. Within the core probably at least 50% less - I was just there - shockingly low - and while wages are less on a % basis its still I think 20-30% of wages vs 50% in most cities.
