@RanchBurt11892 @ben_bagelbites It doesn’t really matter *why* Texas has so little public land. The unusable private land here in Texas is not any more developed than the unusable public land in Utah. The only difference is that we (the people) can’t make use of it for recreation.

I am the biggest Texas homer (y’all know that) but one of the biggest flaws about Texas is her lack of public land. 99% of her beauty is privately held.

Take it from me – Public land is a gift and you don’t realize how important it is until you don’t have it. Cherish it.

@Rookie_five_ Except that zoning reform can, in fact, affect investor returns. Austin is a great example.

Last year they increased FAR on residential lots, reduced setbacks requirements, and made multi-family development much simpler. Projects that didn’t pencil now do.

@ringofsour @bigblackjacobin I scored a 1570 and wrote the most miserable college essay imaginable. I got in my own head, chose a bad topic, and edited it into the ground. (I also scored a 790 on the writing SAT - skill wasn’t the issue).

I was only accepted to 2 schools, and one of them was my backup.
