Here's something fascinating happening in the apartment market right now.

The cheapest, oldest apartments (Class C) are getting crushed right now.

But ONLY in cities that just delivered tons of new apartments.

Let me show you the numbers:

Denver: Class C rents down 13.9%
Naples: Class C rents down 13.5%
Austin: Class C rents down 13.3%
Phoenix: Class C rents down 10.5%
San Antonio: Class C rents down 7.2%
Dallas: Class C rents down 6.5%

What do all these cities have in common?

They just absorbed a massive wave of new apartments.
But here's the twist...

In cities that DIDN'T get a big supply wave?
Class C rents are actually RISING.

20 cities saw Class C rents go UP more than 3%.

19 of those 20 cities had supply BELOW the national average.

So what's going on?

It's basically musical chairs.

When a brand new luxury apartment opens up, where do those renters come from?

They don't appear out of thin air.

They move from slightly older apartments.

Those apartments now have vacancies. So they drop their rents to compete.

That pulls in renters from even older apartments.

And down the chain it goes.

Eventually it hits the oldest, cheapest apartments at the bottom.

And here's why they get hit the hardest:

People living in Class C apartments are already spending a huge chunk of their paycheck on rent.

To fill empty units, landlords have to cut prices A LOT.

Sometimes enough to attract people who couldn't afford market-rate apartments before.

It's like a waterfall effect.

The water (new supply) at the top pushes everything down.

But here's the important part:
This proves that building new apartments - even "luxury" ones - reduces rents all the way down the spectrum.

If it was just an affordability crisis, you'd see Class C rents falling everywhere.

In high-supply cities AND low-supply cities.

But we're not seeing that.

We're seeing a perfect split:

Lots of new apartments = falling Class C rents
Few new apartments = rising Class C rents

New supply at the top creates relief at the bottom.

Also: wages have been growing faster than rents for 3 straight years.

More people can afford apartments today than before.

The bottom line?
This is what happens when you actually build housing.

Supply works.

“When I entered Gaza the Israeli military had a rule: I was only allowed to bring in three kilos of food. As I was weighing out protein bars, trying to get under the limit, I said to my husband: ‘How sinister is this?’ I’m a humanitarian aid worker. Why would there even be a limit on food? I’ve worked in many places with extreme hunger, but what’s so jarring in this context is how cruel it is, how deliberate. I was in Gaza for two months; there’s no way to describe the horror of what’s happening. And I say this as a pediatric ICU doctor who sees children die as part of my work. Among our own staff we have doctors and nurses who are trying to treat patients while hungry, exhausted. They’re living in tents. Some of them have lost fifteen, twenty members of their families. In the hospital there are kids maimed by airstrikes: missing arms, missing legs, third degree burns. Often there’s not enough pain medication. But the children are not screaming about the pain, they’re screaming: ‘I’m hungry! I’m hungry!” I hate to only focus on the kids, because nobody should be starving. But the kids, it just haunts you in a different way. When my two months were finished, I didn’t want to leave. It’s a feeling I haven’t experienced in nearly twenty years of humanitarian assignments. But I felt ashamed. Ashamed to leave my Palestinian colleagues, who were some of the most beautiful and compassionate people that I’ve ever met. I was ashamed as an American, as a human being, that we’ve been unable to stop something that is so clearly a genocide. I remember when our bus pulled out of the buffer zone. Out the window on one side I could see Rafah, which was nothing but rubble. On the other side was lush, green Israel. When we exited the gate, the first thing I saw was a group of Israeli soldiers, sitting at a table, eating lunch. I’ve never felt so nauseous seeing a table full of food.”

During our interview Aqsa repeatedly expressed a desire to center the voices of her Palestinian colleagues. To this end I’ve spent the past week collecting stories from the Palestinian staff of Doctors Without Borders in Gaza. I will be sharing these stories over the next several days. I’m so grateful for the time that these people gave me; they were sleepless, hungry, traumatized, and often working 24-hour shifts. Because of the unreliable internet connection their images are sometimes grainy. Their words, however, will be crystal clear.

My heart is broken💔: As friends & family know, my wife was pregnant with our 2nd child, & about to begin her 2nd trimester. A few days ago she had severe pains, & bleeding, and had to go to the emergency room. There, it was discovered that our baby no longer had a heartbeat. Devastated doesn't come close to what that feels like.
Unfortunately for people like us, because of the current laws in the state of Texas, that was only the beginning of this nightmare. Jess (my wife) had an "incomplete miscarriage", and what needed to happen, what was best for HER, and her health, was to terminate the pregnancy, and get the baby out.
The doctor gave her a medication that would move this process along, and sent her home. Where, apparently we would be handling it ourselves. We were told it might take a couple of attempts before it worked.
I'll let you decide how you feel about that.
After a long, painful night of the equivalent of early labor, the baby was still with her. So, we went back to the Emergency Center to get the 2nd dose. A new doctor was on call. He was an older man. You could hear him in the hallway as he said, "I'm not giving her a pill so she can go home and have an ab*rtion!". Being well aware that our baby no longer had a heartbeat. Then, he came into the room to say, and I quote: "Considering the current stance. I'm not going to prescribe you this pill". Then, just sent us on our way.
The "CURRENT STANCE"?! Did he really just say that?!
No one should ever have to hear their wife say: "Get this dead baby out of me!".
Can you even imagine how that must feel?
The pain, and the bleeding continued. So, we decided to go to another hospital, about an hour away. There was a female doctor on call there, and we thought we might have better luck.
I should probably mention, the procedure to get the baby out is called a D & C. It's scary, & traumatizing, but sometimes necessary in situations like ours. Especially in emergency circumstances.
So we get to the next hospital. They take Jess in, ask her a bunch of questions, do a new scan... confirm that the baby is still there, with no heartbeat, and then disappear... for hours. Only to come back in and keep asking the same questions over and over. It's becoming clear that they're primary concern is NOT my wife's health. Instead, they seem to be worried about the legalities involved.
So, they decide it is not "enough of an emergency" to perform the D & C.
They do, however, prescribe another, stronger, final dose of the medication for us to try again... at home.
So, we go home to try again. Another long day/night of early labor pains. Only to discover my wife UNCONSCIOUS in the bathroom. Having to pick my wife's cold, limp body off of that bathroom floor, not sure if I was about to lose her, is something I will NEVER forget.
She had to be rushed to the hospital.
By this point she had lost so much blood, and bodily fluid, her body gave out.
They were able to stabilize her, give her the fluids she needed, and we came back home yesterday afternoon. We were also able to confirm that our baby was no longer with her.
Now, not only do we have to live with the loss of our baby... we have to live with the nightmare of what we just experienced because of political and religious beliefs. MY WIFE'S HEALTH SHOULD HAVE COME FIRST. PERIOD!
God knows what mental and emotional damage this has done.
If you consider yourself a staunch "pro-lifer" ... 1) You've never been through what we just went through, and 2) You should take a long, hard look in the mirror and reevaluate your reasons for supporting such a cold, barbaric, ignorant point of view.
It's not that black & white, and it's never going to be.
If you think your "Pray To End Ab*rtion" sign in your yard is "Christian", I suggest you revisit the teachings of Jesus and try again. If you support these laws that make ab*rtion illegal, and result in people being put through what we just were, you should be ashamed of yourself. I've never been so angry, or heartbroken... and the devastation I'm feeling must pale in comparison to what my poor wife is feeling.

PSA: DO NOT BUY a #kia or #hyundai. The car is a crime magnet because thieves keep trying to break in and when you try to repair the car the service is abysmal! Takes ‘months’ to get it fixed.
