@MikePMoffatt I agree and think it's difficult to nail down exactly, but that $1m/$4k combo works out to, say, $3600/mo, whereas $1m/$30k works out to, say, $5700/mo. It's a massive difference not usually appreciated in a direct comparison.

@MikePMoffatt Something you don't touch on is real estate taxes. For a $1m home in Toronto you pay like $4k/yr. In NJ or NY it would be like $30k/yr. So the total cost of ownership isn't apples to apples
