@SimpleCRE I had a boss who was amazing in most ways. His one critical flaw was 👆, except as a seller. If a buyer was willing to accept his price, he must have priced it too low. Literally $100M’s in exits he killed in ‘08/‘09 that would have meant fantastic liquidity during the gfc.
@ValKatayev I chose Doorloop. It’s been fine. No complaints. but for my particular use case cost was the key driver. Buildium and Appfolio didn’t do a good job of justifying the cost premium.
@ShlomoChopp Isn’t this the value add business plan across all parts of the cycle and all cap rate climates? One guy does the risky value add work and gets the higher return, and one guy buys the yield and gets the lower return.
Or did I miss the point and you’re saying something different?
