@NoraSolberg001 I believe the main selling point is being able to be in an SFR in OC for under 1 million.
It's a nice pocket known as the Flower Tract (streets named after flowers) and is close to shopping including Porto's and The Source, a 3-story open air mall which I hear gets packed.

Agent: "No"
11th hour: "Buyers can remove contingencies immediately but want $35K off."
Seller cancelled (and sold for more).

I was referring more to blatantly double ending deals and leaving money on the table.
Trying to get properties into escrow and close so quickly that properties are underselling.
It's tough out there.

I don't do leases often, but what's worked for me is scheduling an open house time for all inquiries to see the place at one time.

Lots of work generated from 1 sale.
