I was fortunate for the chance to chat $KW. A point I want to stress on top of everything said is that there is a clear path to a mid teen IRR even if the discount to NAV never closes. 10-15% NOI growth + a 4% dividend yield = a mid teen IRR. Multiple expansion is gravy on top.
