I am building a spec home, it sold before we started (in permitting when sold), now the clients are treating it like a complete custom home.
It is not.
I did not price it that way.
They went to the site and talked to the electrician and provided these "step lights" after we had installed single gang boxes, typical for step lights.
These are mud in, it changes the wiring and is much more labor intensive.
I told them we would not be installing these and reminded them this is a spec home.
These are the same clients that wanted me to completely move a wall to make a closet bigger and eliminate a plant shelf per plan on the stair well. Framing is done, they expected this for free.
Being a construction guy my entire life, I can be a real asshole.
Here is where a good realtor comes in. I called him and said "look, I need this to stop" he said he would handle it.
There is a MASSIVE difference in what I charge for a custom, vs a spec home. This is why.
